Manual Work and Double Bookings:

I don’t like the new layout it looks kind of off and it makes it hard to go to the right area sometimes. Also, I wish the residents that need contact section was also on the dashboard so it is easier to be reminded. Lastly, I wish that entrata could have more options in their drop down menus as far as why are you canceling a lead. I don’t like putting other so much because they are simply uninterested sometimes. This is a blessing and a curse - but Appfolio is very date sensitive. It makes it hard sometimes to redo a lease if I make a mistake. I wish that we could add someone to the lease without having to retype the whole thing. Review collected by and hosted on G2.com.

Appfolio is solving all sorts of problems for our property. We have been able to do away with a lot of reports that we were doing because everything is right here in Appfolio at the click of a button. Honestly, there’s very little to dislike about Hospitable.com. The platform delivers excellent value for the monthly price, especially considering the range of features and the time it saves. I’ve never experienced a single issue with the service—everything runs smoothly and reliably. Wheelhouse has helped us continually scan the marketplace and regularly update our prices to meet demand. We simply would not be able to accomplish this task as efficiently as we can when using Wheelhouse. There is a few things I dislike but mainly that the note box is too small, it can't be made lager either. And when entering emergency contacts only their phone number is showing and not their email- to view their email one have to go into the tenant and edit - then one can see the email. The only two complaints I have about Rent Manager are the fact their web version is not 100% ready to use and I have to jump between the remote desktop version and the web throughout the day to complete all my tasks. onboarding new properties can be a bit time-consuming. Some useful integrations are still missing, like Minut, although it’s planned in a future update. The platform can also be a bit overwhelming at first due to the large number of features, which makes the initial setup a bit long. The current parking permit feature allows for the issuance of permits beyond the established limit, merely displaying a warning without preventing the additional permits from being issued. This functionality needs to be updated so that no permits are issued beyond the set limit, ensuring strict adherence to capacity constraints. Any exceptions to this limit should only be allowed through a management override, enabling permits to be issued beyond the limit only when explicitly authorized by management. Virtual make ready board, Yardi integration, data based app so that the maintenance team do not need to have wifi to complete work orders, get new work orders, connect with residents for work orders, and receive clear responses and feedback on work orders while they are actively working in them. While Ciirus offers a variety of self-help resources, I often find that they don’t quite get me to the finish line. More often than not, I end up reaching out to a Ciirus rep for guidance—and honestly, that’s where the real value is. Their team is always helpful, knowledgeable, and quick to get me back on track. One of the biggest benefits for me is having all our reservation information in one place. It makes things so much easier—no more jumping between systems or digging through emails. It's difficuly to pinpoint a specific attribute I don't like about Building Engines. The only thing I think can be approved upon is the ability to disable a company in the system regardless of the completion status of assosicated work orders. Review collected by and hosted on G2.com.

It can be hard to manage communication & keep track when it occurs across multiple platforms such as email, phone, text message, in person, etc. Building Engines has created a platform that allows tenants to communicate a variety of things through work order submission, which tracks the progress of the issue from start to finish, provides updates directly to the tenant who issued the work order + team in charge of the property, and helps with tenant communication overload when it comes to reporting things to our team. I haven't discovered one thing about Beyond that I dislike. Having the right customer success manager is crucial as they work closely with you over the course of time and see things you might not so they have to be in tune with your strategy and goals. Review collected by and hosted on G2.com.

Intelligent, dynamic pricing. Predicting market trends ahead of the booking window and actioning strategy in time frames that will lead to visible financial success. Time saving- it used to be a project to set rates for the season and dynamic pricing was a pipe dream. Now, I have my levers set and setting/ adjusting pricing takes a fraction of the time which leads to instant strategy implementation by season. Adjusting on the fly and in real time allows me to not leave money on the table and ensure I have a healthy balance of occupancy and rate to exceed my owners expectations. Like many software there some always going to be downsides. In the case of Property Matrix, it is web-based so if their server is down things can run a little slowly or no access at all. The payment processing isn't the best. It takes almost 7 days to receive money once a tenant pays. It also takes 7 days for owners to receive money once I send them the money. I think the payment processing time could be improved.

There are some months with a delay when residents receive their bill and the charges are not current because the statement was sent out prior to the resident making a payment, which is not at the fault of zego. as an example, residents will make at payment at 10 am then receive their statement that afternoon by 2pm and complain of their payment not reflecting
