It's an integrated platform with various modules for IWMS purpose helpful for a business to manage all thier proccessess like real estate, constrction projects, space management, operations & asset management. It's a self sufficient application which do not require any external suit/app/coding language for customiztion. And it can be integration with any external application. I have been using IBM Tririga for the last 6 years and it is a robust system that caters our real estate database requirements. Its innovative layout is so easy for any end user who likes to keep their homepage concise. Its versions caters to the most up to date financial applications requirements nowadays. Tririga should add some aesthetics/displays on changing the layout or customizations like font, font style to change the scenery some time. Review collected by and hosted on G2.com.

What do you like best about IBM Maximo Real Estate and Facilities (formerly IBM TRIRIGA)?

Tririga was excellent for managing the property portfolio from a tenant and an accounting perspective. The organisation had over 2900 properties leased with a vast range of agreements globally and these were all handled within the tool.

The tool was easy to use.

It enabled us remove the large number of spreadsheets we used and replace them with one tool. It meant all reporting for the global property portfolio was all held in one location which drastically cut down processing and reporting. It was easy to train the staff on the tool and we introduced some new roles to manage the process from end to end - i.e. the loading of leases to the final accounting calculations. We had challenges initially with reporting but with support from IBM and our consultants there issued were worked out.

The ability to hold a lot of information including tracking all of your workflow. I can use it on the customer side and create requests along with manage my own work on the admin side. Review collected by and hosted on G2.com.

The pop up boxes that appear each time you check you navigate to another area. It would be better to remove shift to the new area without creating a new window each time. Review collected by and hosted on G2.com.

Tririga has the ability to craft multiple workflows based on sub-groups/departments. This way various teams running multiple tasks like HVAC, carpentry, plumbing etc would have the ability to create custom workflows that also gives them the ability to track the cost back to those respective groups Review collected by and hosted on G2.com.

It would be good to have a stronger analytics features especially in terms of predictive maintenance based on potential failure points.
