What do you like best about Entrata?

I like how it has a little tab with different menu options that help you see things like delinquent residents. As well, as the total number of vacant units. It really helps you keep up with who you need to reach back out to. Also, I like that it records and attaches the phone number of most incoming calls to store them as potential leads. What do you dislike about Entrata?

I don’t like the new layout it looks kind of off and it makes it hard to go to the right area sometimes. Also, I wish the residents that need contact section was also on the dashboard so it is easier to be reminded. Lastly, I wish that entrata could have more options in their drop down menus as far as why are you canceling a lead. I don’t like putting other so much because they are simply uninterested sometimes. What do you like best about Innago?

I don't use all of the features, but it helps me maintain my lease agreements, lease renewals are super easy and fast, tenant payment through the app, and tenant back ground checks. When I have to provide a log of a tenants payments or receipt it takes only a few minutes. I also use Innago for email communication and posting of units available to rent. As a landlord I use the app on my phone 90% of the time and can do essentially everything through it. I find it very helpful when collecting rent, as I have 9 units across 5 properties, I can log the rent I picked up before I leave reach property. Review collected by and hosted on G2.com.

What do you like best about LeaseQuery powered by FinQuery?

LeaseQuery has allowed my company to adopt the ASC 842 standard with much more ease than using Excel or other products. The implementation process was not difficult and use of the system was immediate. We are a global company and the ability to have all of our leases in one reporting tool is not only convenient, but necessary. The reporting function of LeaseQuery is the best part. You have all of the reports needed for financial reporting and annual reports. The ability to create custom reports is a bonus. If there are ever any questions or concerns about LeaseQuery, reaching customer support is easy and very responsive. Customer support are very knowledgeable about the system and accounting. There really are no downsides to using the tool. I would like to see the Lease ID available on all reports within the tool. DoorLoop really has it all. From a property management standpoint you can upload and have all the leases, rent balance in one place. For a service provider it's additionally great cause we can use the same platform to add notes, lease violation and just general photos of each visit we conduct. There is a few things I dislike but mainly that the note box is too small, it can't be made lager either. And when entering emergency contacts only their phone number is showing and not their email- to view their email one have to go into the tenant and edit - then one can see the email. The only two complaints I have about Rent Manager are the fact their web version is not 100% ready to use and I have to jump between the remote desktop version and the web throughout the day to complete all my tasks. What do you like best about Occupier?

What do you dislike about Occupier?

I frequently have to contact Occupier to fix problems and at least in one case they have admitted that there is no current fix and I will continue to have to reach out to their team to manually delete duplicated entries. Multiple problems include a payables system that forgets what vendors are used month to month making it nearly useless. Depending on the timing of updates made within the system I will have trouble updating a file because it is stuck in an approval but the system doesn't tell me that it's stuck in an approval, so I have to make sure that I initiate a change, get it approved before I do additional changes or the system will take issue. The only way to bring up some of these issues is by emailing a point of contact and that point of contact might have to send me to someone else but it's unclear who handles what specialty. It would be nice if I could raise the issue inside of Occupier and flag what screen is causing issues and the system would send the issue to the specialist needed. The Trial Balance cannot be edited, I can add input, I cannot change items that have been reclassified or disposed of over time. As a result, if I am trying to reconcile to an Occupier report I have to note any exceptions made. The account mapping is difficult to find and convoluted, I find it challenging to understand why Occupier has done something, so I find myself having to ask. Also, when I ask for items sometimes, I'm denied because the team has decided it is too much work, I don't have any way of knowing or understanding when I will cause too much work, so I am frequently asking and trying to understand. Changes will happen in the system, and it will not be clear why, some users can apparently change something without an approval process while others like me have to send requests. At times when sending these requests, the software mistakes who the user is, there is a user that has not worked at this company for over a year, and I can initiate a change and the system will say the prior employee initiated it. This can leave a gap in security because I can then approve my own request which is a problem and poor record keeping. I can't say that I have a lot of experience with ASC 842 services or software but in my previous company we utilized a specialist, and I think by comparison that method worked more effectively than what Occupier is attempting to do. I utilize Occupier on daily basis and I have found that it is difficult to use aside from specific tasks, I generally have to mentally prepare for a long day of using it in order to feel like I accomplished something by the end of the day. ResMan is easy to use making it easy to train new employees. I really like that everyone has access to see reports including at the Property level so no one is waiting on someone else to send them information. The customer support with ResMan is top notch. I like that tenantcloud has everything under one roof. I can screen tenants, I can market vacancies, I can manage the properties, collect rent, and management maintenance under one solution. The payment processing isn't the best. It takes almost 7 days to receive money once a tenant pays. It also takes 7 days for owners to receive money once I send them the money. I think the payment processing time could be improved.

As part of Team Global Express, I’ve found Rubli Lease Accounting Solution to be a reliable tool for IFRS 16 compliance, but I’m sure there’s room for improvement. The platform gets the job done with its automation and reporting, and Marius Olivier, our account PIC, has been brilliant with his technical expertise and support. However, I can’t help but feel Rubli could step up its game, particularly by accelerating its AI capabilities. Right now, the system handles the basics well, but I’d love to see smarter, more predictive features—like automated insights or anomaly detection—that could proactively flag issues in our lease data or suggest optimizations without us digging for them manually.

The bones of the software are strong, but it sometimes feels like it’s lagging behind what cutting-edge AI could offer, especially for a business like ours with a complex portfolio. Faster innovation in this area would make it a more forward-thinking solution. It’s good, but I’m confident Rubli has the potential to be great with a bit more focus on AI-driven enhancements. What do you like best about Avail, by Realtor.com?

We've used Avail for about 10 years, beginning when it was Rentalutions before Realtor.com bought it, and it does the basics pretty well. Collecting rent payments via ACH or credit card works well, although the process to link bank accounts is not as streamlined and easy as other solutions. Their lease building is pretty good, and with the Pro subscription you can copy any prior lease as a starting point, which is essential if the lease has a lot of custom clauses. Their reporting is pretty basic, but at least they have some reports built in. Not all solutions do. Review collected by and hosted on G2.com.

What do you dislike about Avail, by Realtor.com?

Avail increased their pricing over 300%, so the value of their solution is just not competitive anymore. And while their leases are fairly easy to build, they sometimes insert clauses that are redundant or inapplicable. And the only document you can get an electronic signature on is the lease. If you have an addendum or another document you want to get a signature on that is not attached to the original lease, you cannot do that. Some of the information displayed on their dashboard is incorrect. For example, the amounts due do not include anything from the "other" or "fee" category, only the rents due. There are a lot of little things that could be better, and we have submitted many suggested improvements, but we don't ever see them or even get feedback on our suggestions. Overall, they were once a pretty good company with a pretty good solution for landlords, but their solution and support has steadily declined, especially since Realtor.com took them over, it seems. The tool is user friendly and provides various reports and schedules for our monthly and quarterly deliverables. Most of all, the Spacebase team has been amazing in supporting us with prompt responses when we need help figure out issues on specific leases or understand the flow of certain processes. They are also open and prompt to make updates to the tool that will help us do our job easier; those changes are as simple as freezing headers when scrolling on reports to creating customized reports. What do you dislike about Spacebase?

as noted above, any minor thing that we've brought up for change such freezing headers, adding commas to amounts etc. have been actioned by the team right away which has made our experience with the tool pleasant. Very happy with the tool. Review collected by and hosted on G2.com.

What problems is Spacebase solving and how is that benefiting you?

The most current issue we are going through is that users can accidentally delete snapshots that were approved in prior periods; those snapshots should not be edited once they're approved and the the new period has began. Any changes to a lease should be processed by creating an error correction or a lease amendment. We initially tried closing or locking the period to prevent users from editing prior period snapshots but this resulted on a different issue. Accounting leases/snapshots are sent back to Needs Review when a file is attached on the Real Estate module but prevented it us from re-approving the lease because the period in which the lease was previously approved was already locked. I inquired with the Spacebase team to see if they could explore what our options were to work on this issue and after looking into it they came back with a solution in less than a week. They made a change on which periods can be locked preventing users from deleting snapshots and also be able to re-approve the lease if a document is attached that does not change the financial data. If the financial data needs update, then the lease will be processed as a lease amendment and/or error correction. Review collected by and hosted on G2.com.

What do you like best about Buildium?

GST for Canadian clients is the best as we are able to print separate GST reports for tax purposes. I also like the communication hub, because being able to track all communication with tenants and vendors is essential to having complete records, should they be needed later for tenant legal disputes. What do you dislike about Buildium?

I wish swapping out partial tenants mid lease was easier. We tend to get some errors and have to manually correct these types of files. I also wish there was an option to have multiple units in a single building display as individual lines, rather than clumping it into one property, with having to select multiple units. On the payout page it shows the single property payout, but would be great if it could expand below to show the breakdown for the individual units. Review collected by and hosted on G2.com.

What do you like best about NetLease by Netgain?

We got an audit comment about tracking the significant number of leases we had in excel and the risks related to manually maintaining calculations. As we switched to NetSuite, we looked for solutions and NetLease was an amazing purchase. Matt Siepert was an awesome implementation specialist who was knowledgeable and felt like a team member rather than a consultant. What do you dislike about NetLease by Netgain?

We are a lessor but our sublessee pays their landlords directly. As a result, lease liability cannot be relieved. We use non-GL posting and will perform an annual true-up, which is similar to maintaining in excel. What do you like best about Re-Leased?

Re-Leased has been the software we were looking for to banish multiple spreadsheets and make our jobs easier. The on-boarding process was easy which made the switching process less onerous. An easy layout to follow which makes getting to grips with new software a breeze! Their product development is proactive and they listen to and adopt sensible suggestions which can be rolled out to all users, as well as dealing with the different regulation requirements faced by their international users.
